Westin Airport Hotel Delayed as FAA Reviews Design; Completion Allowed Through 2029

FAA Review Delays Westin Airport Hotel Project; Completion Window Extended to 2029
FAA Evaluation and Project Redesign
Miami-Dade County’s planned Westin Airport Hotel has encountered delays as the Federal Aviation Administration (FAA) conducts a review of the project’s building height and design. County officials informed commissioners this week that the hotel, which received commission approval in 2022, is currently undergoing a redesign to comply with FAA requirements. The development agreement’s effective date is set for August 2023.
Representatives from the county’s aviation department explained that the FAA is assessing the potential impact of the proposed hotel structure on airport navigational aids. A department spokesperson stated, “The Westin hotel is currently under redesign due to an FAA height requirement,” adding that revised coordinates have been resubmitted and the county is awaiting the FAA’s response. The department emphasized that these safety limits are determined by the FAA based on federal aviation safety standards, rather than unilaterally set by local authorities.
Timeline Adjustments and Industry Context
Commissioners sought clarification regarding the project’s timeline, noting that the hotel was initially expected to open by June 2026. Aviation officials responded that the development agreement permits the builder to complete construction by 2029 once all necessary permits are obtained. Meanwhile, the county and the developer continue to collaborate on utility surveys, relocations, and ongoing design modifications.
This delay occurs amid broader challenges within the aviation industry, including FAA staffing shortages and the repercussions of recent government shutdowns. These issues have contributed to ground delays and flight reductions at major U.S. airports such as Austin, Newark, and Dallas-Fort Worth. The resulting operational disruptions have increased uncertainty within the airport hospitality sector, compelling competitors to adjust their strategies and manage customer expectations as the industry adapts to a changing environment for growth and development.
Oversight and Next Steps
Commissioners requested more frequent and detailed written updates from aviation staff, along with immediate notification once the FAA issues its decision. Staff noted that FAA reviews typically require approximately four months but acknowledged that federal delays could extend this timeframe.
No new approvals or contract modifications were made during the recent committee meeting. The Westin Airport Hotel project remains on hold pending the FAA’s review outcome, with the completion window now extended through 2029.
